Dale Cottages village of Independent Living Units spans over 16 acres and provides a range of secure and comfortable accommodation options for older people. Our village offers an enhanced lifestyle with special emphasis being placed on upholding each individual's privacy and autonomy, in a relaxed, community environment.
Independent living offers over 55's the opportunity to live an independent lifestyle within a supportive, village setting. Residents may also be able to access a range of other support services from Dale Community Care and/or the broader community on a fee-for-service basis.
Our double brick traditional style homes feature quality fittings and are tastefully decorated. Each unit features neutral décor to ensure they appeal to all tastes.
Units are offered under the lease for life where a resident enters into a contract that gives the resident a long term right to occupy the premises; this provides security of tenure after the payment of an entry contribution. We also have a number of rental units.

Our Independent Living units are continually monitored to ensure upgrades are carried out if required. A regular building maintenance schedule such as painting, gutter cleaning, termite inspection & upkeep of units is implemented. A renewal program is providing modern, attractive units and continually improving the residents' lifestyle.
The Village at Dale Cottages is home to an active and independent community of seniors. Located walking distance to Armadale’s CBD, residents enjoy easy access to shops, banks, cafes, public transport and local medical centres.
The Greendale Centre is located within the village grounds providing residents and the community access to a range of services and activities such as crafts, live entertainment, social events, and exercise. The Events Coordinator also regularly organises social events for residents & families - including barbecues and festive celebrations.

Frequently Asked Questions
Unit Entry Contributions
Section 13(2) of the Retirement Villages Act 1992 requires the owner of a retirement village to provide considerable information to a prospective resident. At least ten (10) working days prior to any prospective resident entering into a lease agreement that person is provided with:
- A draft copy of their contract with all pertinent schedules
- A statement in the prescribed format completed and signed by an appropriate representative/agent of the owner giving all the information that is required by the regulations.
- A copy of the most up to date Fair Trading (Retirement Villages) Code
- Any other prescribed documents
What do I get for my payment – am I buying the unit or leasing it, how does it work?
On receipt of your entry contribution Dale Cottages gives you a Lease for Life. This means that you have a lease allowing your security of tenure to remain within the village subject to the terms and conditions of your contract with Dale Cottages.
What happens to my money?
Your entry contribution is a one-off contribution to Dale Cottages (Inc.). It is a contribution to the organisation and is used at the discretion of the Board subject to all monies collected in that way being used to further the aims and objectives of the organisation.
How much of my initial contribution do I get back and when?
Refundable amount is paid directly to resident within 90 days of leaving, or once the estate receives probate.
What about interest?
Dale Cottages retains all interest earned on the entry contribution.
What else do I pay?
You pay a fortnightly service fee which covers the cost of village maintenance - a full schedule of village maintenance items are part of your agreement and are also noted on the schedule of fees and charges information sheet in this package.
An administration fee of $2,000 will apply if a resident terminates the lease agreement within the first 2 years of occupancy.
Am I guaranteed admission to the J. E. Murray Home when I need it?
No guarantee is possible because all entry to the J. E. Murray Home aged care facility, whether run by the owner or otherwise, is subject to an assessment being obtained from the Aged Care Assessment Team (ACAT) and a vacancy being available.

Dale Cottages is a community based organisation and as such is committed to ensuring every resident and other stakeholders have a sense of ownership and pride in our organisation. Dale Cottages has a number of specific ways in which residents are kept informed and have an opportunity to consult on issues specific to the independent living units. These systems include but are not limited to:
Statement on terms of access to aged care services
You should be aware that current Commonwealth policy guidelines on admission to Commonwealth funded residential aged care facilities require places to be allocated on a “needs” basis. It is not possible for an organisation providing services for older people to guarantee admission to Commonwealth funded residential aged care facilities.
